Advice for landlords


Don't leave it until the last minute, we recommend that you contact us to start marketing about 6-8 weeks before your property will be available. This gives us plenty of time to send your property out to all the major portals and directly to all of our suitable applicants. Of course we aim to find and select the very best tenants and as soon as possible, so you don't have any empty or 'void' periods.

In this area, properties tend not to be on the market for very long and prospective tenants expect to be able to view at short notice, although we do recommend a 24-hour notice period. So, if you're flexible about your move date, you should be ready to move at any time.

Work out what you need in terms of rent and remember that you will have gas safety and Energy Performance Certificates to pay for, as well as inventories and check-ins and of course, agency commission.

If you have current tenants, don't forget to let them know they will be receiving calls from us requesting permission for viewings.


The look and the smell of a place can make can make all the difference. Sometimes it takes more than a tidy-up to make your property look its best and whist the small of fresh paint may not appeal to everyone, a smart-looking interior will.

Your pet may be the light of your life but not everyone likes cats and dogs and some are allergic to pet hair, so it might be an idea to get a friend to look after them during viewings.

A squirt of air-freshener will mask cooking smells - just don't go overboard with it!
