How much is this going to cost me?

H&H Residential initial valuation of your property is free except if it is for probate or professional needs. One of our experienced managers will discuss the price of your property and the best way of achieving this. You only pay commission when we successfully sell your property. During and after the sales process you will always have access to an experienced sales manager.

Preparing your property for sale

Before putting your property on the market take a good hard look at it and check what decoration and cleaning needs to be taken care of before selling. If you are residing at the property it can sometimes be difficult to see what needs to be done as you live within it every day. It's worth getting a second opinion from a friend or one of our sales staff, who will be more than happy to assist.

Energy Performance Certificates (EPCs)

Current legislation requires you to obtain an EPC within seven days of us marketing your property as the information has to be distributed every time your property details are displayed or sent out. They last for 10 years and give an indication of how energy efficient your property it. It also hints at how much the winter bills are likely to be, so don't put off installing that new boiler or insulation - it will attract more buyers if you get it done. Don't worry if you don't have one as our sales team will be able to arrange one for you - usually same day or within 24 hours.

Conducting a property viewing

H&H Residential conduct viewings 9am-9pm Monday to Friday, 9am-5pm Saturdays and by appointment on Sundays. We will check that a time is suitable prior to confirming a time with a prospective buyer. Our property consultants always conduct property viewings so you do not need to be present. We normally hold keys and can access the property to suit your instructions but, please make sure all keys are available to open windows, fire escapes or a garage if you have one.

Before a viewing have a quick tidy up, make sure the house is freshly aired and there are no nasty cooking smells or pet odours.

If you are present give time for viewers to discuss the property alone before they leave and resist the temptation to as viewers if they like the property. They may spontaneously tell you, either way we will provide you with feedback following each and every viewing.

How long does it take to find a buyer?

With our extensive advertising, high street branches, network of 600 independent agents nationwide and reputation it could only take a matter of days. At H&H Residential we are able to maximise the speed of sale due to our computerised databases that match properties to potential buyers and inform them by email and SMS. We also undertake all the usual marketing methods to ensure we find you a buyer as quickly as possible.

Receiving an offer

As soon as a prospective buyer has made an offer we will let you know verbally and in writing. Sometimes there may be a process of price negotiation this can be difficult but, by working with H&H Residential, you will benefit from our expertise in the area and achieve the best possible price for your property. The offer will be subject to contract being signed and there are no legal obligations on either side until this is done.

Accepting an offer

You will need to appoint a solicitor to prepare a contract of sale. This will then be sent to the buyer solicitor who will make the necessary enquiries, complete a satisfactory local search, etc. before proceeding to exchange of contracts. H&H residential are happy to assist and recommend one of our in house solicitors to facilitate a smooth and stress free transaction.

Exchange of contracts

In order to prepare your contract of sale your solicitor will need certain documents from you. It can take a while to obtain these, so to facilitate a swift sale take time to obtain these in advance.
